Hi, this is Carmen Cotto-Rivera, Realtor at Vylla Home. If you’re looking to invest or live in South Jersey consider Burlington City along the banks of the Delaware River. Burlington City is a historic town that is experiencing a resurgence. Founded in 1677 by the Quakers, it is a three square mile city full of historic buildings and an old town feel. With a population of just under 10,000 people, it has a wonderful waterfront right along the banks of the Delaware River. The South end has an industrial park and Burlington Bristol Bridge with easy access into Pennsylvania. And on the Northern end, there is an uninhabited Burlington Island and an Amazon Warehouse Distribution Center.
Within Burlington City there is a designated historic district that is overseen by the historic preservation commission. They review and approve any of the exterior renovation projects within the district to make sure to preserve the historical architectural integrity of the neighborhood. And this helps with property values and beautification of the area.
Also there are opportunities/redevelopment zones within Burlington City. And these are areas designated by the government to incentivize investors to develop projects using public funds to improve quality of life and provide amenities to both existing and new residents. There are two light-rail train stations that provide easy commute with convenient connections to Amtrak and New Jersey Transit commuter trains into New York City and also to the PATCO high-speed train into Philadelphia.
There is a new development that is under construction by the waterfront that is going to provide 180 market-rate apartments along with 8,000 square feet of retail and restaurant space. There are also many other development projects currently under the planning stages and they include condominiums, apartments, houses and commercial spaces. There are a variety of residential properties currently on the market and they are single families, town-home style and detached. Also multifamily properties and small commercial spaces.
Homes For Sale in Burlington City – Single family properties in the historic waterfront area are on the market and they range in price from $20,000 to $375,000. The sold properties range from $20,000 to $285,000 all within the small historic waterfront area. Currently, multifamily properties are on the market, are all brick, including town-home style and detached. And they range in asking price from $89,900 to $195,000. Multi-family properties that have sold in the last six months, all of them with three families and they range in price from $70,000 to $280,000. Rentals in Burlington City – Rentals range from $750 to $2,550 from one bedroom to five bedroom.
The residential real estate market is still robust. In March of 2020, there were 2.8 months of supply of properties on the market. And that means that it is a strong seller’s market, which means prices tend to trend higher. Now there are commercial spaces available for sale. They include a freestanding business to a mixed use building that has apartments and retail storefront to even a bank building that has been converted into a restaurant. And they range in price from $45,000 to $675,000. There’s also commercial spaces available for lease and they range in price from $500 to $2,000 per month and they include retail space, flex space, and medical office space.
What I’m seeing here is a change taking place that I saw in Hoboken and Jersey City (in Hudson County, north Jersey). I saw great opportunities for investors and an affordable place for residents to live. Now’s the time to explore the opportunities in this town!
