There are amazing things about the Westampton area, as you know.   I always liked  how rural Westampton is, yet has quite a few shops and restaurants.    There is a real Rankokus Indian Reservation, they used to have a yearly festival, but have stopped since then and is now closed to the public.   But, yeah, can you believe it?   Cool!!    However, you can go hiking and canoing along the Rancocas creek in the Rancocas State Park which is partly located in Westampton.  You can check out more here  https://www.state.nj.us/dep/parksandforests/parks/rancocas.html

Westampton is in a great location. About 11 square miles in size with a population of just over 8,600, it is a Philadelphia, suburban bedroom-community, due to it’s 25-mile proximity to Center City Philadelphia. It also has a daily stop for NYC commuters, on a luxurious non-stop ride into midtown Manhattan – about 2 hours.  Westampton is kind of like the crossroads of Burlington County.  It has both Routes 295 and the NJ Turnpike running through it .

Westampton has great amenities!     It has several elementary schools, one middle school and one high school. There is a semi-private country club with  golf course, Deer Wood Country Club, which also has a pool, tennis courts, and provides many  activities for kids and grownups.  By the way, Westampton’s most famous resident was Henry Rowan, engineer and philantrophist, that’s where Rowan University got its name!! (source:  https://en.wikipedia.org/wiki/Westampton,_New_Jersey ).   Hey guess what – there is also a very small air strip in the middle of farm land, right next to his company headquarters!  (Just a little bit of trivia)!

The scoop on Westampton homes –  Property types include single-detached, mostly built in the 80’s and 90’s, along with plenty of townhomes and condos.  There is a unique development where the “townhomes” are attached at the garages (Spring Meadows), and are the size of a single detached home.  Pretty cool!  There is also large single-family  development right on the golf course (DeerWood Country Club) – how cool is that!   Westampton homes are great for first time home buyers with the condos and townhomes and move up buyers, such as,  in the idyllic setting of Irick Woods.  Lot sizes for some townhomes (Rolling Hills) are huge!  Taxes (I know we are still in Jersey) are a little lower than the surrounding towns because there is are large industrial parks that help offset the costs.  Because of Westampton’s location it is attracting new warehouse developments.  Awesome thing!

The numbers are in for April 1st through April 30th, 2020. Today we’re going to look at Westampton, NJ Homes For Sale.

Hi, this is Carmen Cotto-Rivera, Realtor at Vylla Home in South Jersey. The number of homes listed is four, number of homes sold is seven. Days on market average is 194, which is crazy high. So I looked into the numbers. Five out of the seven houses that sold, sold in 30 days or less and the other two spent a lot of time on the market. So that skewed that statistic. But we’ll see next month how that turns out.

Average original list price is $303,350.  Average sold price is $270,600. Sold prices ranged from $84,900 to $439,000. Average sold price over original price is 94%, which is about even from last month. Months supply for April is 2.4.   It is still a strong seller’s market, but not as strong as the previous month, which means prices are still trending higher.  And that is the market minute update for Westampton, NJ Houses For Sale in Burlington County for April of 2020. Hi, this is Carmen Cotto-Rivera, Realtor at Vylla Home in South Jersey. Westampton Township had eight homes listed, 13 homes sold. Days on market average is 59, which is almost two months. Average list price was $253,362. Average sold price is $238,838. Sold prices ranged from $59,500 to $415,000.

Sold price ratio to list price is 94%, that means houses were selling at 94% of the asking price. And there are 1.3 months supply of house inventory, which makes this a super strong seller’s market.
